A unique service for private landlords who manage their own property but would like the support from a professional when they need to.
The main focus of the service is the rent collection and following up when the tenants are in rent arrears, so you as the landlord don't have to start this confrontational process.
Your rental income is therefore controlled and monitored and with monthly statements your accountant will have a clear vision of your rental income. Invoices can also be paid via my system and deducted from your rental income which will show on your statement. (Rental income pay outs to you will be twice a month)
Using my expertise and property management system 'Palace' for all the above processes, will make the management of your own property worry free. I will only be a phone call, text or email away to support you. You can be confident you have covered the tenancy act when managing your own property with my service and advice in the background.
The 2.5% +gst fee is over rent and invoices paid plus advertising marketing packs when required. This is a good option for private landlords who don’t have the recourses to control rent collection and could use guidance with tenancy processes.
If your property is in Auckland I can do viewings, entry /vacate inspections and routine inspections at extra cost. If you live outside Auckland or don't require me to do these inspections for you I can remind you of the inspections and give your tenant the appropriate notice of the day you wish to inspect. Please see below price list. (Please note that for inspections one week notice is to be given incase I do not have availability at shorter notice)

When looking to have your property advertised you can choose from the same marketing packs as the clients I manage their property for. However, as you are not registered as a managed client and you manage the property yourself, viewings are done by you. I do offer to do viewing for you at the below rate.
